Delray Beach’s iconic Doc’s All American to be apart of future new development at the main corner of Swinton & Atlantic Blvd. In this article written by Brian Bandell of the South Florida Biz Journal he explains the possible expansion.
Doc’s All American, a restaurant that’s been in business in Delray Beach since 1951, could be renovated as part of a new commercial development featuring office space and retail.
The restaurant at 10 N. Swinton Ave. is well known for its burgers and hotdogs. Located in a 1,084-square-foot building, Doc’s is takeout and delivery only.
The property, along with the neighboring site at 37 West Atlantic Ave., is owned by Cecilia Egan, Diane Marshall, Philip Vultaggio Jr., and Vito Vultaggio. It has a 1,329-square-foot building occupied by Dunkin’.
Both properties are under contract to Delray Beach-based Banyan Fund, said attorney Neil Schiller, who represents the developer.
On Aug. 17, the city’s Planning and Zoning Board will consider a land use amendment and a rezoning for the property to “commercial core” and “central business district.” Schiller said the Doc’s building would be preserved and declared historic, but the Dunkin’ building would be demolished.
A three-story building of 48,700 square feet would be developed and connected to the Doc’s building. The new building would have retail and restaurant space on the ground floor and offices on the top two floors, Schiller said. That would include a new kitchen for Doc’s.
The historic Doc’s building would be renovated to create an indoor dining room and an expanded awning to create more outdoor dining space, Schiller said.
“We will preserve Doc’s and keep its neon sign for generations to come and update it so more people will congregate there,” Schiller said.
Because of the pandemic, there’s demand for offices in suburban settings in smaller buildings where people can take the stairs instead of using elevators, Schiller said.
The project was designed by LDG Florida Architects.
The site is near the Old School Historic District, which is one of the popular gathering spots of downtown Delray Beach. It’s also close to the tennis center.
